Sixteen homes can be built at Annacur House, in Annacur Lane, Douglas.
Hartford Homes’ application (18/00862/B) for the development was approved.
The existing house and outbuilding on the 1.54 acre site will be demolished.
The land, which is mostly an open field enclosed with mature trees and hedgerows to some of its boundaries, will feature 14 four-bedroom homes and four two-bedroom homes, which will be affordable housing.
Bill Malarkey MHK had raised a number of concerns on behalf of residents that will be affected.
He said the proposal was overdevelopment of the site and the junction of Farmhill Lane on to Annacur Lane would ’create an accident black spot’.
Planning officer Chris Balmer said: ’Overall, whilst the proposed development will have an impact upon existing surrounding neighbouring properties... it would not have significant impact upon the residential amenities of the neighbouring properties and therefore comply with General Policy 2 of the Isle of Man Strategic Plan.’
Hartford Homes has entered into a legal agreement to pay £17,952 to Douglas Council for the provision and maintenance of existing play equipment.
Planning conditions include that two car parking spaces are provided for each home before any of them are occupied.
Measures to protect trees that are being retained on the site must be implemented before work starts.
And replacement tree planting must be carried out in the first planting season following the completion of the development.
