Property developer Dandara has applied for planning permission for the third phase of 128 houses in its major Ballasalla development.

The first and second phases of this development, consisting of 282 dwellings, are already under construction.

Included in this new phase will be a ’neighbourhood centre’ with children’s nursery and shop units, and public open space including a children’s playground.

Dandara said it would include affordable housing, among a ’range of house types and tenures’. There will be two-bedroom semi-detached houses, three-bedroom semi-detached houses, three-bedroom detached bungalows, and four bedroom detached bungalows among others.

The development, known as Reayrt Mie, is situated immediately south/southeast of the steam railway line.

Dandara describes it as having ’stunning views over the gently rolling plains towards Derbyhaven, Langness and beyond’ and being ’perfectly positioned to provide a comfortable and convenient lifestyle just minutes away from Castletown and only a short drive from Douglas’.

Phase 3 (a 5.3 ha site) is situated on the northern side of the newly created bypass.

Dandara say this bypass will ’relieve Ballasalla of two thirds of the A5 traffic which currently passes through the village’.

The Department of Infrastructure component of the bypass is allocated in the 2022-23 capital programme. The land is designated as ’predominantly residential use’ in the Southern Area Plan.

The third and final phase is designed to provide occupancy for 296 people.

The development had previously experienced a delay caused by the pandemic, with Dandara earlier this year blaming a shortage of materials and labour.

A number of homes on the estate have already been occupied, with others bought as buy-to-lets and up for rent.
